The short answer
Yes, we buy land in Guadalupe County. Lots in Seguin, acreage near Marion and Kingsbury, and land along the Guadalupe River that’s hard to sell because it sits in a flood zone. You get a written offer, we pay the closing costs, and you choose the closing date.
Why Guadalupe County land is different
Guadalupe County grew about 16% between 2020 and 2025, to roughly 201,000 people, with Schertz and Cibolo filling in toward San Antonio. Out past Seguin it’s still open farm and ranch country.
A few things we look at on every Guadalupe County parcel:
- Flood zones. The Guadalupe and San Marcos rivers, Lake McQueeney and Lake Dunlap all run through the county. A lot in a floodway can be beautiful and still very hard to build on.
- Septic. The Guadalupe County Environmental Health Department handles septic permits. It starts with a site evaluation, then an authorization to build.
- Wells. The Guadalupe County Groundwater Conservation District wants an Intent to Drill form before any new well, even a small household one.
Behind on taxes in Guadalupe County?
The Guadalupe County Tax Assessor-Collector collects property taxes. Unpaid taxes go delinquent on February 1, then penalties and interest build every month. Guadalupe County holds tax sales a few times a year, in person on the courthouse steps in Seguin. They fall on the first Tuesday of the month at 10 a.m.
Until the sale, you can still pay, ask for a payment plan, or sell and have the taxes paid at closing.

From our desk
A real deal, in Daniel’s words
A woman in California inherited a lot of about a quarter acre in the middle of Seguin, right by the Guadalupe River. It sat in a floodway, so she was never going to build there, and the taxes went unpaid until the county sent a notice that it was going to auction. We bought it as is, paid off the back taxes, and she walked away with money instead of losing it for nothing. Read more in our property tax guide.
Common questions
Do you buy land in a flood zone or floodway?
Yes. It needs the right kind of buyer, and we price with that in mind.
My lot is on the tax sale list. Is it too late?
Not until the sale happens. Call us as soon as you get the notice.
I live out of state. Can I still sell?
Yes. Many of the owners we work with live in another state. Closing papers can be signed with a mobile notary near you.
