The short answer
Yes, we’re buying land in Gallia County. Tracts with road frontage, old farm ground, wooded acreage, and land with back taxes. You get a written offer, we pay the closing costs, and you choose the closing date.
What we look at on Gallia County land
Gallia is mostly rural, with around 29,000 people, and runs along the Ohio River across from West Virginia. Gallipolis is the county seat. Part of the Wayne National Forest is here too.
On every parcel, we check:
- Road frontage. How much of the land touches a public road. It’s the biggest factor in what the land can be used for.
- CAUV status. If the land is enrolled in Ohio’s farm tax program, taking it out of farm use triggers a 3-year recoupment charge. We figure that into the offer.
- Water. Gallipolis city water comes from wells. Whether rural water reaches your road matters to buyers.
- Splits. In Gallia County, dividing land into lots under 5 acres goes through the county’s subdivision rules. Larger parcels that don’t need a new road usually don’t.
- Mine subsidence. Gallia is one of Ohio’s counties where mine subsidence coverage is required on homeowner policies.
You don’t need to know any of this to call us. It’s our job to look it up.
Behind on taxes in Gallia County?
The Gallia County Treasurer collects property taxes and offers a delinquent tax payment plan. If taxes stay unpaid, the county prosecutor can foreclose. Owners get notices by certified mail, and the sale is advertised in the Gallipolis Daily Tribune before it happens.
When Gallia County schedules a sheriff’s sale, it’s on a Friday at 10 a.m. Sales are listed online at gallia.sheriffsaleauction.ohio.gov.
You can pay what’s owed and keep the land up until the sale is confirmed. Or you can sell before then and have the taxes paid at closing. Our Ohio page explains the full process.

Common questions
Do you buy farm land that’s in CAUV?
Yes. We check the recoupment amount first and account for it in the offer.
Do you buy land that’s been in the family for generations?
Yes, and we know it’s a bigger decision than selling a lot you bought online. Take your time. We’ll answer every question.
Is my land worth more split into lots?
Sometimes. It depends on road frontage, water and the county’s rules. We’ll tell you what we see, even if you decide not to sell.
