The short answer
Yes, we’re buying land in Scioto County. Rural acreage, tracts with road frontage, wooded land near the state forest, and parcels with back taxes. You get a written offer, we pay the closing costs, and you choose the closing date.
What we look at on Scioto County land
Scioto County has about 72,000 people, with Portsmouth at the point where the Scioto River meets the Ohio. The west side of the county is home to Shawnee State Forest, and parts of the Wayne National Forest are here too.
On every parcel, we check:
- Road frontage and access. Hill country makes access a big part of what land is worth.
- CAUV status. Land in Ohio’s farm tax program carries a 3-year recoupment charge if it stops being farmed. We build that into the offer.
- Splits. Any deed that splits a parcel in Scioto County needs a new survey that the County Engineer reviews.
- Flood zones. Land along the Ohio and Scioto rivers can fall in a mapped floodplain.
- Mine subsidence. Scioto is one of Ohio’s counties where mine subsidence coverage is required on homeowner policies.
You don’t need to know any of this to call us. We look it all up.
Behind on taxes in Scioto County?
The Scioto County Treasurer collects property taxes. Taxes left unpaid become delinquent, and the parcel can end up in a tax foreclosure and a sheriff’s sale.
Scioto County sheriff’s sales are held online at scioto.sheriffsaleauction.ohio.gov. Recent sales have been on Wednesdays at 9 a.m.
You can still pay and keep the land until the sale is confirmed, or sell before then and have the taxes paid at closing. Ask the treasurer about a delinquent tax contract if you want to pay over time. Our Ohio page explains how it all works.
